Independent testing and technical consulting for condominium associations, homeowner associations, apartment communities and residential property managers.
Noise and vibration complaints in condominiums, apartment buildings and HOA communities can be difficult to resolve without objective measurements. On-Site Acoustic Testing provides independent residential acoustic testing, noise surveys, sound-isolation measurements and vibration testing, along with long-term monitoring and technical consulting. These field measurements help association boards, property managers and residents identify noise sources, document actual conditions and evaluate corrective measures.

Objective Data for Difficult Decisions
HOA boards and property managers are often asked to make decisions involving competing accounts of the same problem. We approach these assignments as an independent testing firm. Depending on the issue, the work may include standardized field measurements, attended testing, unattended monitoring over multiple days, review of building assemblies or equipment, and comparison with applicable criteria.
The goal is practical: replace guesswork with measured data that can be used to evaluate a complaint, establish a baseline, assess proposed changes or determine whether additional investigation or mitigation is warranted.
Nuisance Noise and Vibration Monitoring
Intermittent nuisance noise and vibration can be difficult to evaluate during a short site visit. OSAT can perform unattended monitoring over extended periods to document when events occur, their duration and measured levels. Monitoring can be used inside residences or common areas, or outdoors at balconies, property lines and other locations affected by neighborhood or community noise.
Indoor assignments may involve mechanical equipment, pumps, elevators, plumbing, neighboring units, fitness rooms or other recurring building sources. Outdoor monitoring may be appropriate for HVAC equipment, recreation areas, traffic, nearby commercial activity and other environmental noise sources. Depending on the complaint, measurements can include sound level, frequency characteristics and vibration, providing objective data that can be compared with the timing and nature of reported disturbances.
Common HOA and Residential Assignments
- Footfall and impact noise between units
- Speech, television and music through shared walls
- Changes from carpet to hard-surface flooring
- Rooftop and ground-mounted HVAC equipment
- Pumps, elevators and other building equipment
- Outdoor recreation and amenity noise
- Neighboring commercial or residential noise sources
- Intermittent complaints requiring long-term monitoring
On-Site Acoustic Testing works with associations and property managers throughout the United States. Because we are a testing and consulting firm rather than a seller of acoustical products or installation services, our role is to document conditions and provide technical guidance based on the measurements.
